Best Coachella Valley Country Clubs With Homes Under $1 Million | 2026

Best Coachella Valley Country Clubs With Homes Under $1 Million | 2026

You don’t have to spend several million dollars to enjoy the private country club lifestyle in the Coachella Valley.

While communities such as BIGHORN, Toscana, The Madison Club and The Hideaway represent the upper end of the desert real estate market, there are also excellent private golf communities where buyers can find beautiful homes, golf course views, resort-style amenities and active social environments for $1 million or less.

As a Coachella Valley Realtor specializing in private clubs, golf communities and luxury homes, I help buyers look beyond the house itself. Choosing the right club means understanding the golf, amenities, membership experience, location, social atmosphere and the type of real estate available within each community.

I’m also a local private club member, so I understand firsthand that two communities with similar home prices can offer very different lifestyles.

As of 2026, buyers looking around or below $1 million have some compelling options throughout Palm Desert, Indian Wells and Rancho Mirage.

Here are seven country clubs I believe are worth considering.

Pricing and availability change frequently. The examples and price ranges discussed below reflect the market at the time of publication and are intended as a general guide.

The Lakes Country Club | Palm Desert

If you’re looking for one of the strongest combinations of amenities, location and real estate value, The Lakes Country Club should be high on the list.

Located along Country Club Drive in Palm Desert, The Lakes is a gated private club community built around golf courses, lakes and mature landscaping. The residential offering is primarily luxury townhomes and condominiums, which is one reason buyers can access such an extensive private club lifestyle without the multimillion-dollar price tag found in some of the Valley’s estate-home communities.

Why Buyers Like The Lakes Country Club

The Lakes has invested significantly in its club facilities, creating a much more contemporary experience than some buyers expect from an established desert community.

The club features 27 holes of Ted Robinson-designed golf, extensive practice facilities and a strong racquet program. The renovated clubhouse and modern fitness and wellness facilities are also significant draws.

The combination of golf, pickleball, fitness, dining, social activities and numerous neighborhood pools makes The Lakes particularly attractive to buyers who want an active lifestyle.

Homes for Sale at The Lakes

The Lakes offers one of the broadest selections of homes below $1 million among established Palm Desert country clubs. Depending on size, location, views and level of renovation, buyers can find opportunities ranging from the mid-$400,000s into the $900,000s.

For buyers who prioritize amenities and lifestyle over having a large detached estate, I consider The Lakes one of the most compelling values in Palm Desert.

Desert Horizons Country Club | Indian Wells

For buyers who specifically want to live in Indian Wells, Desert Horizons Country Club deserves attention.

Located near Highway 111 in the heart of Indian Wells, Desert Horizons provides a traditional private country club environment with excellent access to El Paseo, restaurants, shopping, resorts and many of the Coachella Valley’s other premier clubs.

Why Buyers Like Desert Horizons

One of the biggest advantages here is simply location.

Indian Wells is one of the Valley’s most desirable residential addresses, and finding a country club home below $1 million isn’t always easy.

Desert Horizons is centered around a Ted Robinson-designed championship golf course and offers golf, tennis, fitness, dining and social amenities within a private club setting.

Homes can also offer considerably more square footage than buyers may find in some of the condominium-oriented communities at similar price points.

Homes for Sale at Desert Horizons

Inventory under $1 million tends to be more limited here, but opportunities do appear.

Depending on the property, buyers can find approximately 2,500 to 3,000 square feet of living space below the million-dollar mark, making Desert Horizons particularly interesting for someone who wants Indian Wells, a private club and a substantial home without moving into a multimillion-dollar price range.

Mission Hills Country Club | Rancho Mirage

Mission Hills Country Club is one of the best-known golf communities in Rancho Mirage and offers an unusually broad range of real estate.

For buyers who value golf history, larger homes and a true country club environment, Mission Hills can offer tremendous value.

Why Buyers Like Mission Hills Country Club

Mission Hills is a large community, which creates more variety than you’ll find in many smaller private clubs.

Buyers can choose among attached residences, larger homes and different neighborhoods within the community, with many properties offering golf course, lake or mountain views.

Its Rancho Mirage location also provides convenient access to restaurants, resorts, Eisenhower Medical Center and the rest of the central Coachella Valley.

Homes for Sale at Mission Hills

Mission Hills frequently offers one of the deeper selections of country club homes below $1 million.

Depending on the neighborhood, condition and location within the club, buyers can often find homes in the $600,000s, $700,000s and $800,000s.

For buyers focused on square footage, views and country club lifestyle for the money, Mission Hills is a community I regularly recommend considering.

Palm Valley Country Club | Palm Desert

Palm Valley Country Club is an excellent option for buyers who want an active club environment with a major emphasis on golf and recreation.

Located along Country Club Drive between Palm Desert and La Quinta, Palm Valley offers convenient access to both cities while maintaining a true gated country club atmosphere.

Why Buyers Like Palm Valley Country Club

Golf is a major part of the lifestyle at Palm Valley.

The community features two Ted Robinson-designed golf courses, including an 18-hole Championship Course and an 18-hole Challenge Course.

Depending on membership level, members can also enjoy fitness, tennis, pickleball, swimming, dining and an active social calendar.

The community’s mature landscaping, water features and expansive golf course views create the classic desert country club environment many buyers are looking for.

Homes for Sale at Palm Valley

Palm Valley offers a substantial selection below $1 million, with many properties falling between roughly the $500,000s and $900,000s depending on size, location and renovations.

For buyers who want a lot of golf and club amenities without moving into the multimillion-dollar tier, Palm Valley is well worth exploring.

Monterey Country Club | Palm Desert

Monterey Country Club combines private club living with one of the most convenient locations in Palm Desert.

Located near Monterey Avenue and just minutes from El Paseo, the community works particularly well for buyers who want an active country club lifestyle without feeling removed from restaurants, shopping and everything else Palm Desert has to offer.

Why Buyers Like Monterey Country Club

Monterey features 27 holes of Ted Robinson-designed golf, allowing the three nine-hole courses to be played in different 18-hole combinations.

The club also offers pickleball, tennis, bocce, fitness, dining and an active social calendar.

For seasonal residents in particular, the ability to enjoy the club while remaining close to El Paseo and central Palm Desert is a major advantage.

Homes for Sale at Monterey Country Club

Monterey consistently provides choices below $1 million, and buyers can often find attractive opportunities well below that threshold.

Pricing varies significantly based on location, views and renovation level, which makes understanding the individual neighborhoods and floor plans particularly important.

For buyers looking for central Palm Desert, golf, social activity and strong value, Monterey deserves a close look.

Desert Falls Country Club | Palm Desert

Desert Falls is another Palm Desert community where buyers can get a significant amount of home and lifestyle for the money.

Located off Country Club Drive, Desert Falls provides convenient access to Palm Desert, Interstate 10, Acrisure Arena and destinations throughout the Valley.

Why Buyers Like Desert Falls

One difference buyers should understand is that Desert Falls offers a semi-private golf experience, rather than the traditional fully private golf model found at some of the other communities on this list.

The championship golf course was designed by Ronald Fream, and the community offers a combination of golf, fitness, tennis and pickleball.

There is also a broad range of residential options, allowing buyers to choose among different home sizes and price points.

Homes for Sale at Desert Falls

Desert Falls frequently has considerable inventory below $1 million, including many opportunities well below that amount.

For someone whose priorities are golf, location, amenities and overall real estate value, Desert Falls can make a lot of sense.

Chaparral Country Club | Palm Desert

Chaparral Country Club offers a somewhat different experience from the larger championship golf communities and can be an excellent fit for buyers who prioritize social activity, racquet sports and value.

Located in central Palm Desert near Portola Avenue and Hovley Lane, Chaparral is convenient to shopping, dining and everyday amenities.

Why Buyers Like Chaparral Country Club

Chaparral’s Ted Robinson-designed golf course is an 18-hole, par-60 layout known as “The Little Monster.”

It’s shorter than a traditional championship course, but that can actually be part of its appeal. Golf can be more approachable and less time-consuming while still requiring accuracy and strategy.

Chaparral also has a particularly strong pickleball presence, along with tennis, fitness, dining and an active social environment.

Homes for Sale at Chaparral

Chaparral is one of the more accessible private club communities on this list, with many homes priced comfortably below $1 million.

For buyers who don’t need a large estate but want golf, pickleball, community and a central Palm Desert location, Chaparral can represent excellent value.

Which Coachella Valley Country Club Offers the Best Value Under $1 Million?

There isn’t one club that’s best for everyone.

That’s one of the most important things I explain to clients when we start looking at country club homes in the desert.

If updated amenities and an active lifestyle are priorities, I would look closely at The Lakes.

If you specifically want Indian Wells, Desert Horizons deserves consideration.

If larger homes and a traditional golf community are important, Mission Hills can be very compelling.

For buyers who want two golf courses and an active club, Palm Valley stands out.

If central Palm Desert and proximity to El Paseo matter, Monterey is hard to ignore.

For buyers focused on overall value and golf, Desert Falls deserves consideration.

And if pickleball, social activity and a lower real estate entry point are priorities, Chaparral may be one of the more interesting options.

This is where working with someone who understands the different private clubs becomes valuable. My approach is to first understand how you want to use your desert home, and then narrow the search to the communities that actually fit your lifestyle and budget.

What Should You Consider Before Buying in a Country Club?

The purchase price of the home is only one part of the decision.

Before buying in any Coachella Valley country club, I encourage clients to look closely at the entire ownership and membership picture.

Golf membership availability and initiation fees can vary dramatically. So can monthly club dues, HOA fees, transfer fees, minimum spending requirements and what amenities are included with each level of membership.

Then there is the lifestyle itself.

Do you want serious championship golf? An active pickleball community? A large fitness facility? Formal dining? A busy social calendar? A quieter club? Do you want to be close to El Paseo, or is the home and club itself more important than location?

Those differences can matter just as much as the house.

Can You Really Buy a Country Club Home in the Coachella Valley for Under $1 Million?

Absolutely.

A budget of approximately $500,000 to $1 million opens the door to a surprisingly broad selection of established golf and country club communities throughout the desert.

The tradeoff is usually not whether you can have the country club lifestyle. It’s determining what type of home and club experience matters most to you.

A beautifully renovated townhome in a club with exceptional amenities may be a better fit for one buyer than a larger detached home in another community.

The goal shouldn’t simply be to find the biggest house under $1 million.

It should be to find the right home in the right club.

Frequently Asked Questions About Coachella Valley Country Clubs

What are the best Coachella Valley country clubs with homes under $1 million?

The Lakes, Desert Horizons, Mission Hills, Palm Valley, Monterey, Desert Falls and Chaparral are among the communities buyers should consider when searching for a country club home around or below $1 million. Available inventory and pricing change throughout the year.

What is the best Palm Desert country club for homes under $1 million?

It depends on the lifestyle you’re looking for. The Lakes stands out for its extensive amenities and updated facilities. Palm Valley offers substantial golf and recreation, Monterey provides an excellent central Palm Desert location, and Desert Falls and Chaparral can provide particularly attractive real estate values.

Can I buy in an Indian Wells country club for under $1 million?

Yes, although there are fewer choices than in Palm Desert. Desert Horizons Country Club can offer opportunities below $1 million and provides buyers with a private club lifestyle in the heart of Indian Wells.

Does buying a country club home include a golf membership?

Not always. Every club has its own membership structure. Golf membership may be separate from home ownership, and initiation fees, dues, availability and transfer requirements can change. Buyers should confirm the current membership structure directly with the club before purchasing.

What other costs should I consider when buying a country club home?

In addition to the purchase price, buyers should consider HOA dues, club initiation fees, membership dues, transfer fees and other club or community charges. These costs can vary considerably between communities and should be evaluated before deciding which club offers the best overall value.
