Choosing a country club in the Coachella Valley is about much more than finding a beautiful home or a great golf course. Each private community has its own personality, architecture, amenities, social scene and range of real estate.

Some buyers want an active club where golf, dining and social events are a major part of everyday life. Others prioritize privacy, exceptional architecture and a quieter atmosphere. For some, championship golf is the deciding factor. For others, it may be fitness, pickleball, dining, family activities, location or simply finding the right group of people.

That is why I believe the search should start with lifestyle.

But budget and the type of home you want matter too. A $4 million budget can provide very different options depending on whether you are looking at Toscana, The Vintage Club, Bighorn, The Reserve or one of La Quinta’s ultra-luxury communities.

Below is a look at several of the Coachella Valley’s premier private clubs, what distinguishes each one and what buyers are currently finding within the gates.

Real estate availability and pricing below are based on active and recent 2026 market information and are intended as a general guide. Inventory in private clubs changes frequently.


Toscana Country Club — Golf, Social Life and a True Club Lifestyle

Located in Indian Wells, Toscana Country Club combines luxury residential real estate with two Jack Nicklaus Signature golf courses and a particularly active club environment.

Toscana offers a wide range of residences, including semi-custom homes and larger custom estates. Home sizes extend from approximately 2,400 square feet in some collections to more than 6,500 square feet in custom estates.

What Do Homes Cost at Toscana Country Club?

As of September 3, 2026, there were three active Toscana listings, ranging from approximately $3.495 million to $4.395 million. Current examples include:

$3.495 million: 4 bedrooms, approximately 4,315 square feet
$4.395 million: 3 bedrooms, 4 baths, approximately 4,916 square feet
$4.395 million: 4 bedrooms, 5 baths, approximately 5,433 square feet.

That snapshot does not represent the entire range of Toscana real estate. Different floor plans, custom homes, extensive remodels, casitas, lot position and especially golf and mountain views can create significant differences in value.

Who Is Toscana Best For?

Toscana can be an excellent fit for buyers who want their club to become an important part of their desert life.

The combination of golf, dining, fitness, pickleball, racquet sports and social activities makes it particularly appealing to buyers who want an active private-club experience rather than simply a home located on a golf course.


The Vintage Club — Established Indian Wells Luxury

The Vintage Club is one of the Coachella Valley’s most established luxury private clubs.

Its residential offerings are unusually diverse for a club at this level. Buyers can find condominium-style residences as well as substantial custom estates exceeding 10,000 square feet.

What Do Homes Cost at The Vintage Club?

Current inventory illustrates that range particularly well.

Recent active offerings have included approximately:

$1.895 million: 3 bedrooms, 3 baths, approximately 2,273 square feet
$1.988 million: 2 bedrooms, 3 baths, approximately 2,283 square feet
$2.045 million: 2 bedrooms, 3 baths, approximately 2,389 square feet
$3.395 million: 3 bedrooms, 3 baths, approximately 2,437 square feet
$4.295 million: 3 bedrooms, 5 baths, approximately 4,105 square feet.

The Vintage also contains much larger custom estate properties. Custom residences can exceed 15,000 square feet, so the upper end of the community extends far beyond what happens to be actively listed at any particular time.

Who Is The Vintage Club Best For?

The Vintage is particularly compelling for buyers looking for prestige, an established club environment and excellent Indian Wells location.

It can also be interesting for buyers who want the option of something smaller and easier to maintain without leaving the environment of one of the desert’s premier clubs.


Bighorn Golf Club — Architecture, Mountains and Modern Luxury

Bighorn Golf Club in Palm Desert offers one of the most dramatic residential settings in the Coachella Valley.

The community is especially known for contemporary architecture, mountain views and homes that emphasize indoor-outdoor desert living.

What Do Homes Cost at Bighorn Golf Club?

As of early August 2026, active Bighorn listings ranged from approximately $2.395 million to $7.95 million, with a median asking price of roughly $4.895 million. Thirteen properties had closed during the preceding six months between approximately $2.975 million and $14.5 million.

Recent examples demonstrate how wide that range can be:

$2.995 million active: 3 bedrooms, 5 baths, approximately 3,900 square feet
$5.795 million active: 3 bedrooms, 4 baths, approximately 5,505 square feet.

A recent Bighorn sale at the upper end closed for $14.5 million and offered 5 bedrooms, approximately 5½ baths and more than 10,500 square feet.

Who Is Bighorn Best For?

Bighorn should be high on the list for buyers who put a premium on architecture, mountain surroundings and proximity to Palm Desert.

It can be particularly attractive for someone searching for a modern or extensively updated home with dramatic desert views.


The Madison Club — Ultra-Luxury and Privacy in La Quinta

The Madison Club sits at a different level of the desert luxury market.

Located in La Quinta, Madison is known for major custom estates, privacy, extensive amenities and a Tom Fazio-designed golf course.

What Do Homes Cost at The Madison Club?

Madison’s current inventory shows just how different this market is from most other desert clubs.

As of September 3, 2026, four residential properties were listed, with a median asking price of approximately $24.475 million.

Current examples include:

$12 million: 6 bedrooms, 7 baths, approximately 6,985 square feet
$19.95 million: 7 bedrooms, 8 baths, approximately 7,700 square feet
$29 million: 11 bedrooms, 15 baths, approximately 17,003 square feet
$85 million: 10 bedrooms, 19 baths, approximately 35,370 square feet.

Recent Madison sales have also included homes between roughly $12 million and more than $21 million, including estates ranging from approximately 7,600 to more than 17,000 square feet.

Who Is The Madison Club Best For?

Madison is geared toward buyers at the very top of the luxury market, where privacy, service and exclusivity are central considerations.

For someone seeking a true estate property and one of the desert’s most exclusive residential environments, Madison belongs at the top of the conversation.


The Hideaway — Luxury Homes and Strong Golf in La Quinta

The Hideaway is another of La Quinta’s premier private golf communities and offers custom residences, villas and estates surrounding two golf courses designed by Pete Dye and Clive Clark.

What Do Homes Cost at The Hideaway?

The Hideaway has had particularly limited inventory in 2026.

During the six months ending July 31, fourteen homes closed between approximately $3.65 million and $11.3 million, with a median closed price of approximately $5.675 million. Closed-home sizes ranged from approximately 2,756 to 8,410 square feet.

Recent active or pending examples have included:

$4.5 million: 3 bedrooms, 4 baths, approximately 3,291 square feet
$6.499 million: 4 bedrooms, 5 baths, approximately 5,197 square feet
$7.495 million: 5 bedrooms, 6 baths, approximately 4,570 square feet
$8.2 million: 5 bedrooms, 6 baths, approximately 6,395 square feet.

Recent closed transactions have included a 4-bedroom home selling for approximately $6.41 million and another 4-bedroom residence closing at approximately $7.675 million.

Who Is The Hideaway Best For?

The Hideaway can work particularly well for buyers who want high-end La Quinta living, strong golf and custom or newer luxury homes without stepping all the way into Madison-level pricing.


The Reserve Club — Privacy in a Dramatic Desert Setting

The Reserve occupies a beautiful location between Indian Wells and Palm Desert and has a distinctly natural desert character.

Its homes and club facilities are designed to work with the surrounding mountains and desert landscape.

What Do Homes Cost at The Reserve?

As of early September 2026, six properties were listed at The Reserve, with a median asking price of approximately $4.65 million.

Current examples include:

$3.65 million: 4 bedrooms, 6 baths, approximately 3,988 square feet
$4.35 million: 4 bedrooms, 6 baths, approximately 5,876 square feet
$4.95 million: 4 bedrooms, approximately 5 baths, 5,397 square feet
$5.6 million: 4 bedrooms, 7 baths, approximately 5,754 square feet.

Over the six months ending in early August, Reserve sales ranged from approximately $2.24 million to $5.59 million, with closed home sizes ranging from approximately 2,500 to 5,500 square feet.

Who Is The Reserve Best For?

The Reserve may appeal most to buyers looking for privacy, understated luxury and a strong connection to the natural desert environment.

It is a community I would particularly consider when the setting, architecture and overall feeling of the club are just as important as the house itself.


Eldorado Country Club — Classic Indian Wells Prestige

Eldorado Country Club is one of Indian Wells’ historic private clubs and continues to attract buyers who appreciate its traditions, location and mountain setting.

Residential inventory can be extremely limited.

What Do Homes Cost at Eldorado Country Club?

At the end of August 2026, only one property was actively listed: approximately $6.25 million for a 5-bedroom, 6-bath home of roughly 4,901 square feet.

Recent sales show that pricing can vary considerably depending on the home. One property sold for approximately $3 million, while another recent transaction closed at approximately $3.75 million.

Because there are relatively few properties available at any given time, a simple active-listing price range can be misleading at Eldorado.

Who Is Eldorado Best For?

Eldorado can be an excellent fit for a buyer who appreciates the heritage, traditions and intimacy of an established Indian Wells club.


Tradition Golf Club — La Quinta Golf With Character

Tradition Golf Club combines significant custom homes, mountain surroundings and an Arnold Palmer-designed golf course in La Quinta.

What Do Homes Cost at Tradition Golf Club?

Recent active offerings illustrate a range from approximately $3.95 million to nearly $9 million, depending upon size, location and architecture.

Examples have included:

$3.95 million: 3 bedrooms, approximately 3,001 square feet
$3.995 million: 3 bedrooms, 4 baths, approximately 4,075 square feet
$4.5 million: 4 bedrooms, 4½ baths, approximately 4,837 square feet
$8.5 million: 4 bedrooms, 4½ baths, approximately 6,232 square feet
$8.95 million: 4 bedrooms, 5 baths, approximately 7,047 square feet.

During the six months ending July 31, closed Tradition sales ranged from approximately $4.5 million to $7.675 million, with closed home sizes from approximately 4,760 to 7,063 square feet.

Who Is Tradition Best For?

Tradition is worth considering for buyers who want excellent golf, substantial custom homes and an intimate club environment with a strong sense of place.


Tamarisk Country Club — Rancho Mirage History and Architectural Variety

Tamarisk occupies an important place in Rancho Mirage history and is surrounded by one of the valley’s most architecturally interesting residential areas.

Unlike some newer master-planned clubs, the housing surrounding Tamarisk is extremely varied. Buyers can find everything from smaller mid-century residences and condominiums to extensively renovated homes and major estates.

What Do Homes Cost Around Tamarisk Country Club?

Current offerings illustrate the breadth of the neighborhood.

Recent examples range from approximately $750,000 for a 2-bedroom, 2-bath home of around 1,700 square feet to approximately $1.425 million for a 3-bedroom, 3-bath residence of nearly 3,800 square feet.

At the luxury end, a Tamarisk Lane estate has been offered at approximately $7.8 million, with 7 bedrooms, 7 baths and nearly 8,000 square feet.

That tremendous range is one of the reasons buyers need to look at Tamarisk differently than communities where the real estate was built during a single development period.

Who Is Tamarisk Best For?

Tamarisk can be particularly compelling for buyers who appreciate Rancho Mirage, established neighborhoods, larger lots and mid-century or architecturally distinctive desert homes.


What Does Your Budget Buy in a Desert Private Club?

Looking across these communities makes something very clear: price alone does not tell you which club is right for you.

Around $2 million, a buyer may find a condominium or smaller residence at The Vintage Club, while that same budget may provide little or no current inventory in Toscana, Bighorn, The Reserve or the major La Quinta clubs.

Around $4 million, the choices become much broader. Depending on inventory, that budget may put a buyer into Toscana, Bighorn, The Reserve, Tradition, The Hideaway or The Vintage, but the size, condition, views and club experience can be dramatically different.

At $6 million and above, buyers begin finding larger remodeled residences and custom estates throughout many of the valley’s premier clubs.

And at Madison, the market increasingly enters a category of its own, with major estates frequently trading well into eight figures.


How Do You Choose the Right Desert Country Club?

The house is only part of the decision.

Start With How You Actually Want to Live

Before choosing a community, I encourage buyers to ask questions such as:

Do you want to play golf several times a week, or is golf secondary?

Do you want a strong social calendar?

Will children or grandchildren visit regularly?

How important are pickleball, tennis, fitness and dining?

Do you prefer contemporary architecture, renovated traditional architecture or a classic desert home?

How important is a south-facing mountain view?

Would you rather have a 3,000-square-foot lock-and-leave home or a 7,000-square-foot estate?

Do you want to be close to El Paseo, Indian Wells or Old Town La Quinta?

And perhaps most importantly: Do you want a club that becomes the center of your desert social life, or do you primarily want a great home in a beautiful setting?

The answers can completely change which communities make sense.


There Is No Single “Best” Country Club in the Coachella Valley

The most expensive club is not automatically the best club for every buyer.

Toscana, The Vintage Club, Bighorn, Madison, The Hideaway, The Reserve, Eldorado, Tradition and Tamarisk all offer something different.

The goal isn’t simply to find the best country club.

It’s to find the best club, home and lifestyle for you.

And that is often much easier once you compare several communities side by side rather than beginning with one predetermined club.
